A 5-Point Routine for Roof Inspections

When it comes to inspecting your commercial and residential roof, it’s best to create a specific plan. You should identify the aspects of the roof you want to investigate.

One good way to develop your inspection plan is by basing it on the roof features. The roof consists of five groups of features, and by basing your inspection plan on these features, you can adequately examine all the aspects of your roof.

1. Gutters, Scuppers and Drains

In this first group, it’s important to look out for leaves, dirt and other debris that can clog your drainage. If water remains stuck, you’ll experience roof damage that may require serious work from your trusted roofing company. After checking the group for possible clogs, inspect whether seals are compromised. The main point is to let the water flow through the drain and not around it. Lastly, check if the screens or filters of your drainage features are in good shape.

2. Rooftop Units and Penetrations

This second group involves any vents, hatches, stacks, skylights and HVAC equipment penetrations on your roof. For a practical inspection, you must create a specific order.


Make sure that any condensation from your HVAC units goes properly to the drains. It’s also good to inspect the rain caps and all seams. Also, examine whether the installation of any rooftop penetrations might have damaged the roof surface.

3. Roof Surface Area

Look for physical damage created by tools, heavy objects, hail or extreme foot traffic. If your contractor sprayed polyurethane foam, or your roof has a coating, look for blisters or detachment between the roof layers as you walk on the surface.

4. Flashings, Roof Edges, Terminations and Expansion and Control Joints

Check if there are cracks or splits at roof terminations and edges since these parts are highly vulnerable. For expansion joints or metal flashing, determine whether they perform their functions as expected. Also, examine the masonry walls for any moisture penetration or wall deterioration.

5. Look for Defects

Always check whether there are general defects in your roofing system. Look for small holes in the roof surface, some wear and tear on the roofing material and cracks that let water penetrate.
