Roof Care and Maintenance

All roofs, if not properly maintained, will fail prematurely. Excessive debris on a roof can cause any roof surface to leak. Even clogged gutters may cause leaking.  We offer professional maintenance on all types of roofing.
 
Cedar shake roofs are constructed of cedar. Cedar is a perishable substance, and in the same way cedar fencing or decking must be protected to prolong the life, your cedar roof should be protected. We offer either pressure washing or air cleaning along with a chemical preservative. Cedar roofs can last 30 to 40 year if properly maintained. It is imperative to preserve your roof as soon as it is installed. Waiting years will only shorten the roof life.
 
Tile roofs, due to installation, need to be kept clean of debris in order to keep them from leaking. Although tiles will last 50 years, debris or moss can cause water to clog any metal flashing and possibly drive water under tiles. We offer air cleaning and pressure washing.

Composition roofs are less likely to leak if they gather substantial debris, but moss growth will cause shingles to deteriorate. We recommend a chemical treatment if debris is not substantial; otherwise, either air or pressure washing plus chemical treatment is needed. All of our jobs come with a leak and moss warranty, and we will let you know in advance if any repair on your roof will be needed.
 
Chemicals
 
We offer a wide range of preservatives and chemicals to protect your roof. How well these chemicals perform have a direct correlation to their cost. Due to this, if you are comparing bids, there may be some large discrepancies between bids. We offer shake preservatives that cost from $2 to $30 per gallon. Many of these will visually look the same for first year and then change later. We try to offer what chemical fits your needs. We have found investing in the better chemicals almost always saves you money over the long term. Following are a few of the chemicals we offer and their costs.

Cedar shake roofs
 
TWP oil-based preservative - $30 per gallon
This is the best cedar shake preservative we have found, period. Lasts five to seven years.
 
ATCO - oil based preservative - $10 per gallon
Lasts three to four years. Does not protect shakes as well as twp.

Atco water-based preservative - $8 per gallon
Lasts three to four years, but does not stop drying and cupping of shakes.
 
Tile & composition roofs
 
Pyroshield - $8 per gallon
best chemical for preventing moss growth. will have milky appearance after application and will take a few months to wear off.
 
Zinc sulfate-based chemicals - $3 per gallon
these are killing-on-contact chemicals similar to weed-killing chemicals. they will not prevent future growth but will kill what’s there now.
 
All chemicals are not harmful to water or grounds. we install based on manufacturer’s recommendations and in optimum weather conditions for chemicals to work.  We take proper care to stop over spray.
